Land Acquisition Manager

Location: Los Angeles, California, United States
Responsible for utility-scale solar project site identification, site control, due-diligence, and development. Duties will include but not limited to:
  • Directly engaging landowners to determine interest in project participation;
  • Generate and negotiate option to lease or purchase;
  • Planning and managing land acquisition strategies, including management of external land acquisition contractors;
  • Collaborates with Legal and Finance to adjust lease document terms for different applications; draft and implement changes and train external site control resources;
  • Qualifies and documents initial targets visually using utility interconnection maps and other program-specific, GIS-based data;
  • Determines county-specific land purchase rates by pulling comps and researching current local market trends;  
  • Manages all external site control analytics and land acquisition representatives, including consultant invoicing and payment;
  • Works with external marketing resources to develop pitch materials and manage Pre-Application requests to obtain non-public interconnection data;
  • Maintain relationship with property owner, real estate broker, and escrow company, and fields any questions in regards to development process and progress;
  • Generates and manage escrow closing package, assignment agreements, and other documentation to effect asset transfers;
  • Leading all commercial aspects of land acquisition negotiations and coordinating with legal counsel to negotiate and execute land control documentation;
  • Coordinating resources to conduct environmental due diligence, permitting work, manage and conduct interconnection/transmission processes, and conduct constructability due diligence;
  • Maintaining a deep understanding of regulatory, and market forces in relevant regions.
  • BS/BA Degree, preference for business administration, law, engineering or related field;
  • 5+ years’ experience in project development with knowledge of commercial and utility-scale solar origination;
  • Experience managing land acquisition through financial closing activity;
  • Experience supporting Interconnection by providing and updating site control documentation;
  • Familiar with Permitting by facilitating all owner approvals needed;
  • Knowledge of project financing close and pre-construction needs;
  • Experience providing data, documentation and answers for project finance due diligence;
  • Strong oral, written, and interpersonal communication skills
  • Comfortable with making and communicating decisions and recommendations without complete information.
  • Comfortable with reading, reviewing, and negotiating contracts.
